Here are some that we recommend for 2022:

Laundry Room

Many homes don’t even have laundry rooms, and they not only are a value add, but they will also make your life easier. In fact, 87 per cent of those who are looking to purchase see this as not only a benefit but more so a necessity. These – and each of the additions that we’ll share in this post can range in cost, anywhere from $1,500 to almost $15,000. Thinking through the lens of someone currently living in the home, if you’re someone who has a larger family and goes through laundry more quickly, this might be a good place to invest – especially if you want to explore more sustainable options.

Ceiling fans and ventilation systems

You’d be surprised how many potential homeowners appreciate this – more than 80 per cent according to multiple studies. This is just a straight-up investment. You’ll earn more of the money that you spend installing back because you’ll save on your energy bills. And there’s the whole, you’ll be a lot more comfortable when the hot weather returns. Conversely, look into upgrading your heating system. There’s nothing worse than freezing inside if you know that you have options.

Lighting, especially on the exterior

You can have some fun with this one as more and more design options are becoming available on the market. Focused lights, spotlights, auto-timed lights (smart for parents of teenagers) or soft lighting; we make different recommendations based on the location of your home and what sort of natural light it gets anyways. They’re not that expensive either, as low as a few hundred dollars. This is an area we recommend if you have a particularly green thumb – creative exterior lighting can only help illuminate the hard work that you were doing anyway.

You can just as easily solve any stress-related by investing in a fun and unique outside space where you can relax, or you can host the year’s biggest party. There’s a range of costs associated here.
